Pace Properties was built on a foundation of delivering value through a relentless focus on these values, which guide us in everything we do. Since our founding in 1984 these principles have grown us from an investment firm into a multi-service commercial real estate company with expertise in all sectors of the industry.
We’ve constantly evolved over our nearly four decades, deepening our market knowledge and strengthening our relationships with tenants, landlords, communities, landers and investors.

Amanda: On this page I see us going with photos of several “Pace People.” Maybe Rick or just one member of the Board of Directors. But I want to see a mix of people, men, women, let’s be diverse, but not just in terms of demographics. Let’s use four or five people from different divisions, Retail Leasing, Industrial Leasing, Project Management, Asset Management and Property Services, etc. Note, we’ll need to use somewhat senior, established people who aren’t likely to leave soon. I’d like each photo accompanied by a quote from that person. The idea is to give the reader a “360 view of Pace, straight from Pace People. This page is intended to play directly with page two, which focuses on very people-centric messaging. By having Pace People delivering their personal points of view we bring the messaging of page two – the other half of the page 2-3 spread together and make that messaging more personal and real. I’d be happy to chase down the selected Pace People and develop the quotes. They’ll be talking about:

We understand the dynamics landlords deal with daily. Short-term issues arise daily, and must be viewed and handled with a keen eye toward long-term objectives. Occupancy rates must remain high. Keeping real estate assets attractive, adding value to existing clients and offering value to prospective tenants are always issues to be balanced against budget and long-range goals. PROPERTY MANAGEMENT WITH AN OWNERSHIP PERSPECTIVE
Property management expertise is a difference maker. Our experienced team of property managers develop well-thought out solutions designed to increase a property’s desirability to potential tenants, help existing tenants make commitments to stay, and support those tenants in achieving their business objectives.
Our team knows keeping properties as close to 100 percent occupancy levels is key. And they also know keeping lease rates at their optimal level is the foundation of maximizing cash flow for landlords and supports the highest possible return when a landlord makes the decision to liquidate a real estate asset. In short, fully-leased properties commanding top lease rates sell more quickly and for higher prices than do competing in-market assets which have vacancies and comparatively lower lease rates.

INVESTING IN OUR COMMUNITIES
We value the communities in which we live, work and serve, and we take a thoughtful approach to selecting civic organizations to support.
As a result, the Pace Properties Employee/Community Relations Committee focuses our charitable contributions on organizations with which our team members are actively involved.
And we go well beyond writing checks to worthy organizations.
We also support our team members in generously donating their time, effort and expertise in supporting a number of causes in the St. Louis community. A number of those employees also serve on boards of directors for local charities and participate in service days several days each year.
For example, a number of Pace employees recently, Pace employees volunteered with the The Little Bit Foundation, where we worked to help remove barriers to learning for children living in poverty.
In addition, we honor the memories of those lost on 9/11 and the thousands of service members who have given their lives or suffered life-changing injuries fighting the war on terror. Beginning with the 10th anniversary of 9/11, we’ve planned and executed every five years the America’s Heartland Remembers Flags of Valor tribute on Art Hill in Forest Park. We make each flag available to the public for a donation and have to date raised nearly $300,000 to benefit The Missouri Friends of Injured Marines and more than 70 additional charities including the Greater St. Louis Honor Flight, the Missouri Military Memorial Foundation, The St. Louis Military Officer Support Foundation, and The Semper Fi Fund/America’s Fund.

St. Louis features a highly qualified work force, one of the nation’s leading start-up environments, a diverse economy which is home to a broad range of business sectors, leading universities, nationally-ranked hospitals and health care services, a spectrum of cultural amenities, central location and a comparatively low cost of living. The St. Louis region is also home to one of the largest STEM workforces in the U.S.
So it should come as no surprise that the region is home to Bayer’s Crop Science Division, research institutions such as the Donald Danforth Plant Science Center and the emerging 39 North ag innovation district. And work recently began on the $1.75 billion western National Geospatial-Intelligence Agency which has spurred the growth of a geointelligence industry including more than 40 area companies.
